The on-going development in Tea Gardens has significantly increased the residential population of this popular sea side area, and our assessment successfully argued for reduced traffic generation rates, due to the high percentage of retired people living in this area. The traffic demands created by the development was modelled on the road network and the road network upgrades were identified and planned in stages to reflect the on-going growth of the site. The assessment also argued that no upgrades were required to the intersection of Myall Street and the Pacific Highway.
